A 38-story commercial landmark combining Class-A corporate headquarters, banking trading floors, and a 4-level luxury retail podium. RE Consultant conducted comprehensive MEP design auditing, 3D clash resolution across 14 engineering trades, and acoustic optimization for rooftop cooling towers.

Technical Solution

• Central Plant Optimization: Designed a 4,200 TR variable primary flow chilled water plant utilizing magnetic-bearing centrifugal chillers with N+1 redundancy and automated staging sequencing.
• Life Safety & Smoke Evacuation: Engineered pressurized stairwells and engineered smoke exhaust systems rated for 2-hour continuous operation at 300°C in compliance with NFPA 92 and civil defense mandates.
• Electrical Busway & Power Distribution: Installed low-impedance sandwich-type busway risers with IP55 protection delivering up to 4000A capacity across high-density tenant zones.

Coordination Excellence

Over 2,100 inter-trade clashes resolved prior to concrete pouring using Autodesk Revit and Navisworks, preventing critical site re-works and structural core sleeve delays.
